The Property Inspector position is a technical and administrative role based in the Bohlabela District of Mpumalanga, operating within the provincial government’s property management framework. The incumbent will be responsible for ensuring that provincial owned properties are properly accounted for, compliant with municipal regulations, and maintained in a condition that supports effective service delivery. This role sits within a broader public works or infrastructure department, where the inspector acts as the link between the provincial government, local municipalities, and tenants occupying state-owned residential and commercial properties. The work is field-oriented and requires regular interaction with municipal rates schedules, tenant accounts, and property condition assessments across the district.

To be considered for this position, applicants must hold a Grade 12 certificate as well as a National Diploma at NQF Level 6 in Real Estate, Property Studies, Property Valuation, Real Estate, or Facilities Management. In addition, at least three years of relevant working experience in property-related functions is required. The role demands a solid understanding of property inspection methodologies, facilities management principles, lease administration, condition assessment, compliance monitoring, and report writing. These competencies are essential for carrying out the daily responsibilities of verifying provincial assets, identifying discrepancies, and ensuring that all property-related transactions are accurate and lawful.

The core duties of the Property Inspector are varied and include conducting compliance inspections on all provincial owned properties within the district. This involves verifying that properties appear correctly on the rates schedules of local municipalities and preparing payments accordingly. The inspector is also tasked with allocating state-owned residential properties based on the official waiting list, ensuring fair and transparent distribution. A significant portion of the work involves financial administration, including recovering municipal water, lights, and sewerage accounts from tenants, facilitating the monthly collection of revenue from the letting of state-owned properties, preparing and distributing invoices and statements of account, and reconciling the debtors control account. The role also requires the verification of provincial owned properties to maintain an accurate asset register and the rendering of general administrative services to support the unit’s operations.

Candidates should note that this is a government position with a structured recruitment process. Shortlisted applicants will be required to submit certified documents before interviews and must ensure that any foreign qualifications are evaluated by SAQA. Applicants must also disclose any business interests or additional remunerative work that could create a conflict of interest. The selection process includes pre-employment assessments, integrity checks, and personnel suitability verification covering criminal records, citizenship, financial standing, qualifications, and employment history. The successful candidate will be expected to enter into an annual performance agreement and disclose financial interests annually. The department reserves the right not to fill the post, and only shortlisted candidates will be contacted. If no response is received within three months of the closing date, applicants should consider their application unsuccessful. This position offers an opportunity for a detail-oriented property professional to contribute to the accountable management of public assets in a rural district setting.
